What are the Chances? Slim to none, I know,But I have to ask

Here's the deal. I have a 514 credit score. A few days ago it was over 540, at least until I disputed some items on my report. (I have 2 collections and a charge off, 3-4 years old.)

I would be a 1st time home buyer, have been at my job for 4 years, I make my utility payments, rent payments and car payments on time - none of these report to the 3 B's - can anyone underwrite?

Is there hope for me getting a mortgage? I've found a home, it's a foreclosure $40,000 - APV a few years ago was $75,000.

I've app'd for a BoA secure card hoping to get approved and start building some credit up while I wait for the CRA's to make a decision regarding my disputes.

I am well aware IF I get a mortgage the interest, down payment and such will be high, that's fine - just give me a price and let me know if there is hope.
