Looking for Lender

I am looking for lender who can help me obtain a mortgage in Texas.

My stats are as follows:

loan amount: 120,000
loan time: 30 years
yearly salary combined with spouse: 72,000
FICO mid Scores: Me: 652 Wife: 642
Assets: home worth 40000+ and 3 cars

Issues: 4 late payments recorded that were beyond my control on a home equity loan (not mortgage) last year due to mothers illness. Months reported late: Jan, Mar, June, July. I have very detailed documentation to prove that she was very ill. The loan in question was paid in full and has been closed since last November.

To clairfy my request, I am looking to purchase a new home not refinance. I currently own a home which I will leave to my mother upon purchase of the new home. I hope this helps cleaifes any confusions.

This is a bit off topic, but have you spoken with the mortgage company to see if they will remove the lates from your credit report?

On occasion you can find a creditor who is willing to do something like that because of extenuating circumstances (like your mother's illness). The worst they can do is say no, and if they do agree, you're bound to see a pretty dramatic score increase.

Yes for a mortgage in Texas I would recommend ubiquitous mortgages. They are based in Spain, formerly called low rate spanish mortgages.

They assisted me with my purchase in Houston. The rates are good and they have acces to multi currency mortgages
