Could any readers of this forum recommend any CA lenders who, in their experience, are currently amenable to making a reasonable inclusion of stock option income in their mortgage qualifying calculations.

I'd be delighted to hear from any Northern Californian / Silicon Valley / Bay area borrowers who have recently made applications and/or dealt with a bank/broker (recently meaning late 2009 / Jan 2010).

My wife and I want to move from our condo to a single family home at the end of this year, and we are going to need every qualifying $ to stay in our neighborhood.

I am receptive to hearing directly from local brokers but understand that I won't be ready to sell until the usual late-summer cycle, and may not buy until after October 18th (due to a large option grant that falls due on this date.)

If you are a broker (or even a bank lender) and do wish to contact me, please do so at paulr1234 AT yahoo.com and be ready to offer a thoughtful commentary on my options question (if you are just skimming for business and you are either not based in the Valley or do not really have much experience with this type of additional income, then I probably won't respond.

Thx

A good place to starr is some of the online quoting websites. Get a few quotes and compare them - you'll soon see if someone stands out from the pack.
