New to the forums here but have been slinging loans since 1989. Before credit scores and Caylx Point! I'm talking carbon copied 1003's! I have chased refi's across the country and pursued local real estate agents with rate sheets and the elaborate dog & pony show. Well I found something that works so well I expanded it to other industries and all I do for a living is generate exclusive leads. I still do the occasional loan for friends, family or agents that I know. The last one I closed was in 2006. Wow! time flies. I do marketing for a large real estate company (180 agents) and separate mortgage company here in Chicago. I also generate leads for lawyers and doctors. What I generate for the mortgage company is fresh exclusive FHA buyer leads.
Fresh as in seconds old
Exclusive as in no one else gets the lead but you
FHA Buyer as in great for referrals. You become a real estate agent lead source. You have the business.
The leads I produce are of the highest quality. Better than the Tree. If you can prove to me that you are a licensed mortgage decision maker we can have a marketing discussion. Since the program is exclusive Chicago area is taken but I can generate them anywhere. I have references from lawyers, mortgage pro's & real estate agents and others. Hope to contribute in a few of the other area of the forum. |

Do not worry about the post. Meanwhile, I am looking for two things..
1. Stated income leads in NJ
2. A place to send the leads outside of my service area that my web site generates. Right now, I am getting leads that I cannot use. |

| I could test market NJ and see what comes up. I do mostly search based marketing so I think I might have difficulty generated specific stated leads. Unless I found some else in NJ to take the full doc leads. A friend of mine runs a Gateway Funding op's center here in Chicago. I know they are licensed in a bunch of different states and they actually play fair. I would suggest looking at Gateway, Emery FCU or Apex as an alternative for your out of area loans. Sign your wife or a partner with one. At least you will have a funding source in your area. I always remember NJ being sort of a tough state. I usually stuck my nose out west or around the midwest. Good Luck either way. |
