|
|
Are you thinking of buying a new home? Most people buy a home with the help of a mortgage loan. Would you qualify? Are you making the right choice? Here are 5 things you should know:
1. Be Free from Debt.
Do not make big purchases on credit unless you are paying by cash. This includes furniture, cars, electronics, restaurants, jewelry, lavish weddings and parties etc
2. Do not “Job-hop”
Do not change your present job just before applying for a loan, unless it is for a higher paying job. Job-hopping is out. It suggests a lack of stability.
3. Keep proper financial records
Document all financial transactions. Keep your receipts, canceled check reports, donation slips etc. You loan office might want to see them. It’s always better to be prepared.
4. A new house does not save a marriage.
This is a common mistake. Do not buy a house, if your marriage is on rocky ground, hoping that it will help you solve your problems. It might help, it might not. The added financial load may just create a more stressful environment.
5. Seek professional advice if in doubt.
If in doubt, ask questions. Seek the help of real estate professionals or financial advisers. These people have the experience and skills to help you make the right decisions.

Get a home inspection.
Hiring someone to come in and inspect the home from top to bottom is a very smart move on a buyer’s part. The professional has no emotions attached to the home and can give you an honest assessment of its problems. He is also trained to find things that you might not see or the seller might not know about such as termites, mold, wiring problems, and foundation issues. You will have to pay for the inspection but the typical fee of $100-$400 could save you thousands of dollars in the long run. In the short term, it could even save you money if a problem found by the inspector justifies offering the seller a lower price for the house. |

| I'd also say that a big factor is to have proof of a stable income. When my fiance and I were thinking about getting a house while we were both in college, we talked to someone at a bank and they pretty much told us it would be pretty impossible for us to get one with neither of us working (we were living off student loans, which more than paid for our rent). But yeah, definitely a stable job or self-employed income. |

| You should research and do background check and see if the property us with in todays market. And I agree with propsc that a real estate agent can help you to identify pointers and things that you should know when buying a property that is bank-owned. |
