Mortgage brokers never rely on only one lender to fulfill all their needs; they generally affiliate with as many as they can. Lenders never rely on a single program to fit the desires of their many borrowers. Both realize that every borrower is unique, different and has specific needs. Options are what help them thrive.

The same principal should hold true with title agencies but in many cases, it doesn't. Many lenders and brokers still rely on one title agency to fulfill all of their needs. Most title agencies have particular states where they perform better. Some are better in the East, some in the West and so forth.

Much of this attributed to where the agency actually owns their licenses. Although many can offer services nationally, it doesn't mean they own their license in every state they service, so they third party title requests through their underwriter in their unlicensed states. This scenario can cause a loss of control over serviceability and often, the escalation of fees. When an agency third parties, the only money they can make off the deal is by adding an "outsource" or a "coordination" fee on the HUD, at the cost of your borrower. This is in addition to the title fees being charged by the underwriter. So, where you may get great service and fees from one agency for your deal in Maryland or Virginia, your turn time may drastically slow down and the fees may drastically rise when you submit a California or Arizona deal to the same agency.
