There is a better way to receive title nationwide,
I have been involved in the nationwide title arena since 1996 and have served in the capacities of Account Executive, National Sales and Marketing Director and President. In other words, I have experienced the great, the good, the not so good, the bad and the downright ugly.
Tough economic times for lender/brokers has had a serious impact on many national title agencies. Service levels have diminished due to staffing cut backs, with many positions being eliminated. Because of my many years of experience in this industry, and my many affiliations with key people at various agencies, I knew there had to be a better way and found out that there is!
No single agency can be all things to all people in these day and times (or any day and time for that matter). Some agencies perform better in different states than others. Some negotiate fees for "tight deals", others won't. You get the idea. I contacted various national agencies that I know continue to do a great job and have the integrity and customer oriented attitude that I demand. As such I have affiliated myself with three national agencies. Because so much lending is taking place in Florida, I also affiliated with a Florida statewide agency to give lenders and brokers a "local" advantage in terms of fees and service.
Here is what I do: Based on the specific requirements and desires of my clients, I refer them to the proper agency that will give them the support they deserve and then work out the details on their behalf. I create business relationships between lenders and title agencies that work well for all concerned. It's important to note that this in no way escalates fees to the borrower as I am paid directly from the profits realized by the agency. It's not unlike brokering mortgages. In some cases it actually lowers fees because I negotiate on behalf of my clients. Once a deal is placed with an agency, clients have full contact with that agency just as they ordinarily would. However, they also have an extra set of eyes monitoring all of the business they submit, and someone who can and will go directly to the President of each agency if need be. Seldom is there a need for that.
All of the agencies that I represent offer 24/7 mobile closings, have on staff attorney's and unyielding customer support. No amount of volume is too small or large. My affiliations are with agencies that are accustomed to handling business from one person broker shops to large national lending institutions. They all provide full residential and commercial services.
