What we do and who we are
Gary Hays began his career in the real estate title industry in 1996 after serving in the United States Air Force for 14 years. Once obtaining his Florida title license he opened up the state of Florida for a National title agency based outside of Baltimore. This meant establishing viable networks of settlement agents, abstractors and appraisers while at the same time obtaining new business for an unknown agency. Prior to Florida creating it's on-line records system this also meant driving around the state and doing much of the abstracting himself. You might say that he learned the business from the inside out. He developed Florida into a thriving market landing accounts such as Nations Credit, Wells Fargo, Blazer (Washington Mutual), Ameriquest Mortgage and many other highly visible names. After many years as a National Sales Director Gary started his own 28 state agency, Swafford & Hays Settlement Services, Inc. and served as President until he later sold his interest in the company to his business partner to pursue another interest. The interest involved a concept that was somewhat revolutionary, but after developing multitudes of Mortgage Broker contacts the time was right to try something new, the time was right to broker title. It just made sense. Having put specific programs together for specific lenders he realized that every lender/brokers needs were different. They were licensed in different states, their underwriting guidelines varied and yes, their personal business desires fluctuated. It was plain to see that no single title agency could be everything to everybody. Some national agencies were better in certain states than others. After years of researching agencies plus already having familiarity with many of them, he developed affiliations with those agencies that were tried, proven and were willing to be flexible with regard to the establishment of new business. They also had to offer 100% unprecedented customer service and quick response time. In short, they had to care about every deal that was entrusted to them, and stop at nothing to get it closed with speed, accuracy and professionalism. And most importantly, they had to agree not to raise their fees because the title was being brokered and that they must pay the title broker fee out of their own profits. To be truthful, most of them didn't qualify. Those that did, he formed affiliations with. That took care of the national realm but being a native Floridian, he needed to offer better title fees in Florida than national agencies were in most cases willing to offer. He needed a statewide agency that had a national mentality without the national overhead and he found the best one in the state, bar none. As the baby steps of this LLC are quickly developing into giant leaps, we sincerely hope that you will rely on our expertise and experiences, as we have witnessed the great, the good, the bad and the ugly. You need only experience the great. Our role is to place you with the proper agency, aid in establishing the program that works best for you and your clients, and consistently monitor the results. Please remember, our services cost you or your clients nothing and besides having contact with Title Brokers of America, you will have direct contact with the title agency.

Gary's wife Kimberly is the mainframe that keeps the gears consistently turning by tracking, monitoring and following up when necessary on every single order so you can devote your time to other matters, increasing your productivity time. She intercedes in other areas when needed, but that seldom happens. As a highly experienced ex mortgage broker, having owned a three branch broker operation in West Virginia, she knows the business from a lending perspective very well. Also having spent many years in the title industry as Director of Underwriting for a national agency and having done everything from preparing HUD 1's to closing loans, to funding, to clearing title, she is well versed and over qualified for the position she now holds. But, her knowledge is a huge plus for our clients and she takes care of each and every one of them very well and with a firm passion. You are more than just a client to her, you are an important and vital business partner and an integral part of Title Brokers of America when you come on board. She doesn't take your business lightly.
Here is how it works
Step one is for us to speak so that we can determine your specific needs with pin-point accuracy. Lets eliminate the honeymoon phase. We will find out what states your company operates in, your anticipated volume, your closing ratio, the number of refinances versus purchases or reverse mortgages or other products that you may sell, we can do them all including commercial. We will then speak with the agency we feel best fits your needs and establish the program based upon your criteria. We will connect you with the agency so that you can speak with them and we will make the introductions.
All of your orders, unless otherwise instructed, will be emailed to TBALLC@ymail.com and you will receive a confirmation. If you prefer to fax we will supply you with the proper number. All title processing will be transacted by the appropriate title agency and we will monitor the progress of every deal. It some cases, depending upon your states of business, it may be necessary to establish the same program with two different agencies. Remember, some agencies are better than others in particular states. But, we'll handle all that, it's what we do so you don't have to.
