I am new to this forum,so I do not know if this has been explored in detail. I will start by telling everyone that I like to use Decision One Mortgage for most of my subprime loans.

I like the following about D1:

1. rates are very competitive for subprime. I have recently seen a 612 mid scores with recent lates on installment debt but 0 x 30 on rent or mortgage history at 5.34% on a first 2/28 and 8.5% on a second 30/15 for 100% financing at a great blended rate that equals prime at 95% LTV

2. The MN branch is excellent for turn around service and you can email or fax all your documents. I usuallly see a stip sheet in 24 hours,but that could be that I have very complete files.

3. the local AE is knowledgeable and always helpful,as well as easy to get a hold.

4. doc order sheets are handled that day before the wire cut off of 1:30 pm,so a loan can close the next day. I have had submitted loans usually funded in 48 hours with my broker check wired into my account

5. their prequal site they have is never wrong and easy to use.
