While I was on my roll around the west side this after noon, I get this question. (at $2.25 per gallon)

Does anyone have a manual underwriting program for Non Conforming? Relitter is over the FHA manual underwriting at Irwin Union. She doesn't want FHA anywhere in this. Takes too long.

Let me shoot all of my bullets. :lol:

1. Alternative Credit. Rent, utilities.
2. Gift of downpayment.
3. Seller concessions for closing costs.

Lady has been on the job forever, just doesn't think about getting credit because years ago she got burned. Of course the first place she tried credit at was Sears! I gave the relitter a few suggestions, but she wants the house financed ASAP.

I know we have manual underwriting for my side, but I don't know about wholesale so I didn't want to speak up about it.

We allow seller to contribute 3% max.
We also allow gift money for downpayment.
We use common sence underwritting.
We dont price adjust for stated income, and dont jumbo till 600k.
