The listing price is $180,000. Is $158,000 too low of an asking price to start on a short sale?

Probably, seeing that the seller probably listed it to the point where their lender was comfortable... but you never know until you submit an offer, worst case you'll be countered.

I don't think so, if the lender hasn't had any action on the home.. they might just accept it and move on with the loss.
