40 year Neg Am
Stated income... Verified assets
Loan amount $450,000
Refinance... C/O
Borrower has offer of 1.25% for 40 year NegAm... $1,200 payment of $425,000 loan
I have 30 year Neg Am at 1.95% and cant find any of my lenders that are doing this offer he is proposed (except on the interent ad's that pop-up)
Help!??? |

dmdm, please don't take this the wrong way.....but.....
Reading that scenario request is like hearing someone bemoan the inability to find a good lease price on a property near the levee in New Orleans. My reaction is like, "hasn't he heard?" |

I totally agree with you Ken but if you cant talk a borrower out of something, you gotta try to help them....
Otherwise, I lose the business to someone who will
I have tried several times (several meaning 4 different phone calls) to talk him out of loan but alas... |

Gave borrower news that I cant beat his other deal but told him I was very interested in learning what company was offering this and what deal he was getting. Told him if he had any concerns about any part of the process:
1. I would be there so he could get 2nd opinion
and...
2. My deal is still on the table
I guess you cant win them all... and maybe I didnt really want to win this one anyway.
Dont like the loan product and you cant sell what you dont like.
