Anyone have any recommendations on a Foreclosure company that buys low LTV properrties in Texas? I have a customer who is 3 months behind on his mortgage payment. They called him last week and are giving him 60 days to move out.

As opposed to just losing all his equity, he would like to be able to try to get something out of it. I had an apprasier check comps and he told me it would appraise in the $150s range. His balance on his mortgage (3 months ago) was $101k.

In the past I always looked into a company in California called Funding Foreclosures. I called them today and it looks like they are no longer in business. Anyone know of any other companies such as the one I have mentioned that are out there. I've explained to him, he will probably lose the majority of his equity but might be able to get a small percentage. He is happy with this and just wants to walk away.

Thoughts on where I should send him?

To his lender to work out a short sale.
