is it really MODULAR? No wheels were ever attached to any part of it-and it was delivered to site on a truck bed???? If it had wheels, and it's steel frame underneath-or looks like a doublewide-they will call it a doublewide!

I don't know about the stated part, but M&T mortgage might work????

already tried them and everyone else..so far just one lender will do 90%..this is for one of my LO's in the office.....i guess the problem is there is no modular comps available where the home is at and it is rural to boot...

at this point i told her to give them the offer we have and if not tell them to find a different house.......

Century 21 AKA Vanderbuilt Mortgage is another Option. But once you read the broker agreement-you might run! :lol:

Unless of course you're into being a landlord of manufactured housing.

I've been trying to help a newbie in our office with a loan and Mac came up with the best offer, and the most friendly broker agreement for manufactured homes. they just don't hold a value, they are almost akin to a car. No matter what you do, someone who has one around you either walks away-forcing a short sale- or they have comps more than 10 miles!

I grew up in the land of the trailer business, it feeds my retirement funds and my parents retirement funds-and it will send 4 of my most beloved children to college......


But it's kind of hard to make a silk purse out of a pigs ear when it comes to Factory built homes. Every man's home is his castle. I just want to ask at this point if they come with moats and turrant's? (and did I spell that 'wright'???)
