| Try to look up their business model from where they are getting leads. The company which is ranked good on engines is one that will be having best mortgage leads. |

| Easy to contact, 100% accurate information, reasonably priced(under $20), unique leads(like recasting ARMs), absolutely nothing internet related, one that comes with complete marketing would be nice and training on how to make them work best!...Anyone know of any like that?... |

whats peoples thoughts on taking leads for free off internet generating sites then paying out say half the fee on the backend i.e. completion.
that way you're only paying for actual business you get. |

Is this what you mean by RESPA
RESPA is about closing costs and settlement procedures. RESPA requires that consumers receive disclosures at various times in the transaction and outlaws kickbacks that increase the cost of settlement services. RESPA is a HUD consumer protection statute designed to help homebuyers be better shoppers in the home buying process, and is enforced by HUD.
I'm not up on US Law and i'm not incouraging people to break the law. i'm assuming you charge a fee for your services or get a fee off the lender for putting the mortgage with them. i was suggesting that you splitthis with the lead provider on completion. that way you are not charging the customer anymore than normal. if this is not allowed in the US fair enough. Maybe its not allowed in the UK, basically it was just a thought i thought i'd post to see peoples thoughts. |

RESPA = Real Estate Settlement and Procedures Act.
Basically, it's the law that says don't do bad things, and do good things right. Obviously being from the UK your laws are going to be different than what we have here in the states. Referrals simply can *not* be paid for. You can pay for leads, but it's the good and the bad. You pay the same amount for whatever you get. |

Thanks for clearing that up Haplo. So what i suggested is a big no no in the US. Forget i mentioned it. i'll try and come up with better suggestions in future. |
