We are a lead generation company located in Canada currently providing leads for numerous clients in the US. We currently have live transfer leads available as low as $50.00 USD** per lead. You set the parameters and the volume, as many or as little as you need and the time of day you want to receive them. Leads available for all states with proven results. I can provide client testimonials and refrences in writing that these leads close at a ratio of 25-60%. No One can beat those numbers!!! We are now looking to take on as much new business as possible. This is the future of the mortgage industry, get in now while it's cheap!! If you are interested my contact info is below.

** dependent upon parameters and volume requested

O.K. David, I would love to give you the opportunity prove your claims. Here's what I suggest:

You privide me with 10 free leads (at no charge) so that I can verify your claims of conversion. If the leads are only HALF as good as you say they are, you should have no problem forwarding me a few. Because in the end, If I can close 15% I will sign up for a long term marketing campaign and will become a customer for life.

I work within a company that is Licensed in 15 states and employs nearly 350 LO's. I have LO and management contacts in nearly every state across the country. I will refer your company/leads to every mortgage professional I come in contact with.

As a professional in this industry, I am sure you are aware how word of mouth advertising and referrals can impact your company's bottom line. You can reach me at <desertduck2004@yahoo.com> if you have any interest in establishing a long term, mutually beneficial, business relationship.

Regards,

Give me a little time working on these mortgage sites, and I will be producing some leads for everybody free of charge.

He probably does have leads, but certainly if it is THAT easy to make money, then why isn't he giving the leads other people?

In response to your post Travis, I replied to your email on the day it was sent which was Monday February 28 th at 11:41 am, and the time on the reply says 11:46 am. I wrote that we do in fact offer our services in Canada as well, and suggested you have your friend call me. I also tried just now to call your office line and you were not in the office. I then tried your cell and again no response, the time is 4:30 pm EST. I left you a voicemail on your cell and I also trust you'll get this response where everyone can see it. Thanks again for your interest.

In response to David's reply, I'm not sure what you mean by giving my leads to people. I do offer a free test run and will give a few leads to anyone who is interested, including yourself, but I am still running a business and I do not see how you stand to benefit by providing free leads to anyone on a regular basis. That is your perogative though and if it will work for you that's great.

To any interested brokers, I have clients who have been using my services for a little under a year and have yet to lodge a single complaint, and as I said before I will provide their testimonials in writing or put interested parties in direct contact with them so that you can hear their opinion for yourself. I don't expect anyone to take my word for anything, I believe proven results speak louder than words. I hope that answers your questions.

Welcome, Dave
The only reason I was somewhat blunt in my intitial stance with you is that we don't want people using this forum only for the sake of advertising. The purpose of this forum is to help educate the consumer, as well have quality discussion about the industry. I hope you will take a quick glance at this:
http://www.mortgageforum.net/advertising.php
And I also hope that you might take the time to make some other posts here, that are not just about your services. If everyone will do this, we are going to have a great place here. Agreed? :)

I would like to make an appology to DaveH formally here in front of everyone. While I double checked and I do not have an email from you (and I don't have a 'junk' folder) it perhaps could have been filtered out by the company or any other point along the way.

With that in mind I would like to clearly state the following. At the particular moment you called it happened I was at a closing. As a loan officer, I sometimes go to my closings, especially when it is with a realtor that I'm trying to build a relationship with or if it's a local closing. Keeping that in mind, the voice mail that I received from DaveH was enough for me to determine that Dave is not a kind of individual that I would like to do business with.

For clarity, I'm not saying your a bad guy or that I don't trust you, I just don't appreciate a phone message where your tone of voice says "Well, I've now left you a message and since you didn't answer it's apparent we won't be working together." If I were in your position, which in some ways I frequently am, I would have presented it as follows:

"Dave, this is Travis from (XYZ). I noticed your message earlier today and it would seem there has been some form of miscommunication. I would like to discuss with you the possibility of providing leads to your company or to your friend that is moving to Canada. Please call me at (insert number here) at your earliest convenience so we can discuss this."

Not difficult, and it certainly would have made me feel much better about the appology that I posted above.

 Haplo, Good Karma! (even if you do work for the evile "Hell's Fargone.")

DaveH, The gentleman who started this site isn't really up to speed about the in's and out's of the mortgage world and what everyone does in it. If you look around, you will find-he had questions, created a board, and some of us just floated in through mutual contacts. Many of the Moderators in the mortgage boards are NOT mortgage nerds when they start a board. (It does help keep the type A's in check!)

It's a fairly nice place, we try to get along and respect each other. Sometimes we may be blunt, because we don't know how else to write what we want to communicate, or....we really disagree, and can't agree to disagree. But we are bound by a few rules here. I think one of them is attempting to be respectful of others, and our contact with each other.

Haplo's pretty easy going. All I can do is publically thank Haplo for the "head up."

First off I as well will apologize to everyone. In regards to your comments David you brought up a very good point in respect to this forum, and I agree that it would be a better place if we all tried to help each other by sharing some ideas and information, and I will take some time to post some messages that deal with other aspects of the industry.

To you Travis I apologize because we obviously got off on the wrong foot. I will admit that I am young and fairly new to this business, and I was perhaps a little hasty when I left that voice mail today. In all fairness you were also pretty quick to judge my character as you posted your initial reply in front of everyone without fully knowing if I had tried to get back to you or trying to get a hold of me a second time in case your first attempt had failed. That still does not excuse my behaviour and your method probably would have been a better way to deal with it. I hope we can both be man enough to put this behind us and move on, as I know that our time would be better spent helping not hindering each other and I think everyone in this forum can agree with that.

I hope this helps to clarify my feelings on these matters, as I am looking forward to being a part of this forum and the mortgage business in general for many years to come.

I love the way this conversation became productive and friendly.
Thanks to everyone for helping in this regard. :D

I admit that I am not an expert in mortgages (but I'm learning). I do know a thing or two about forums, and I hope to make this a great place (with your help).
