Aside from buying leads, company providing leads, and you your self receiving refferals from freinds/family. What are some other marketing techniques you have used/using, and which have been the most succesfull?
I have had some ideas my self like paying for a spot at a home and garden show, and then advertising for Home equity loans. Also making my own flyers, cards, and leaving them at apartments complex mail rooms, laundry room area's. People arent going to live in aparments for ever (well some do). Anyway i would really like to here some input from everyone else Thanks

| I have partnered with 2 real estate agents (not owners) and with 1 contractor. Combined with our website (lead generator) I have more work than I can handle. |

How did you get in with the realtors? Or how does anyone get in with a realtor? They know they are prime for us to be targeting as "networking' with. A lot already have people they wrok with.
How about contractors? Right now there is more inventory in already built homes in the state of MN. In the next few years here ther eare going to be more people retiering then kids graduating. The state hasn't made it an attractive place to come to, as they have over the past few years. There is about 6-7 homes for everyone that is looking to buy a home right now. I see purchases being a good nitch to get into, but being diverse is always a good thing to. Being able to cater to multiple clients.
I have been only doing this since last July. I am maybe closeing 1 loan a month. It is starting to wear on my pocket book. SO to go out and to purchase leads is not an option.
What is a regular day in the life of a busy coslutant? Whats the first thing you do you when get in the office and the last when you leave? |

| I found that if you can offer something of value it's easy to build referral sources. I have become very good on the Internet so I offered a Real Estate Agent a link on my website in exchange for becoming his exclusive mortgage broker. I also, know someone who had a legal contract drafted offering agents a percentage of the loan. |

There are several ways to market yourself - and I say "market yourself" even if you simply have a product or a service to offer through your company. It's still considered marketing yourself as an entrepreneur.
As I have mentioned before, you can make local appearances and call attention to them in the press as one way of getting some free publicity.
You can also write a press release, or hire someone to write one for you. There are many sources for finding out what a good press release should have in it. Look on the Internet. There you'll find many fine examples.
I feel that you should write about your product or service in a way that will either inform the public about your service, educate them about your new product or entertain them in some way; thus making the press release newsworthy. Be creative to catch the media's attention.
However you choose to write the press release make sure you know the audience you want it to reach. It is important to know where the people are who will be purchasing your product or service before you invest the time and money in advertising. This is true of any marketing strategy you employ.
Many new companies will put together a direct mailing list or use other mediums such as radio, TV and Internet advertising options.
Before you go sending out a letter or any piece of marketing material, decide what you expect the mailing (or ad) to achieve.
Also make sure that anything you send out represents you in a professional way. If designing marketing pieces is not something you are comfortable with, hire someone to do it for you. Spend the time and money to have a complete marketing package done.

Join a real estate investment club and build a website with an opt-in form. In exchange for the e-mail you should offer a free PDF or guide on how they can get the best rate or some other helpful guide on how they can get a low rate loan.
Use facebook, ning.com, and twitter to network with other people and get referrals to your website's opt-in. Now that you've collected these e-mail addresses you can follow-up with folks through an autoresponder series.
You should also join your local chamber of commerce and become an active member. Another idea is to go to MeetUp.com and find similar groups of related businesses such as realtors, real estate investing, etc. where you can network. This is a relationship business, so you need to do everything you can to build relationships.
You should also look into building a website that ranks on the search engines for "[your town] mortgage broker" or "[your town] low rate mortgages" |

Yes it is true to handle it well and I do have website that is helpful in short sale and foreclosures and I think setting up connections with real estate agents can be much better in terms of getting better leads. |

| Mortgage marketing can be done in many ways like, associating with different clubs and choosing social networking sites so that getting linked with different networking channels. Creating marketing/business profile in Linked In which is according to me one can adapt. |
