I am in need of a good hard money lender for a 15 million deal for a resort in the DR....any advice would be helpful...

The investors that I use typically go up to 80% of the appraised value - not the purchase price. They have rates starting at LIBOR but it depends on thecommercial project. They lend nationally and internationally with no cap.

On residential the best rates will be with verifiable income. But even with asset based loans and no credit check the rates are better than hard money and there is no upfront fee.

I removed the last sentance of your post due to the fact that is was more or less an ad. Advertising is another area. If you are responding to Becca's original post, she is also a broker such as yourself-and that is where you may share some information.

Your tag line has you covered as far as responding, and we enourage everyone to use the PM system if they need to go off the board's PM system to find a contact or to discuss issues in real time. Be it Consumer, Broker, Banker, Appraiser, who ever.
