You’ve found the house you love and you’ve made the offer. Finally the house of your dreams is only a few hundreds of thousands of dollars away and you think that it is smooth sailing from here. As home sellers and buyers will find out this is where it begins to get complicated.

Once you’ve made an offer the negotiation process begins. As home buyers, you will need to find out as much as you can about the house and its pre-existing conditions. An inspection on your behalf is necessary for termites, toxic mold, plumbing, etc. Do you want to purchase a house if you have to pay for all of the necessary repairs? Find out if the sellers plan to complete any work as a part of a sale agreement. Make sure to budget for major repairs that the sellers are unwilling to complete. 20% of all home sales fall apart at this point.

Be sure to talk with someone or an agent that is looking out for your own benefit. You will need a good negotiator to work for you in order to get the best deal possible.
