I am a first time homebuyer who is targeting two new condominium developments for my first purchase. I have yet to get a solid answer on two questions that I have.

Since the developments are brand new, should I have a buyer representative with me before visiting with the builder? Also, should I hire my own home inspector to look over the place before completing the purchase? Any insight would be appreciated.

The answer to this question is simple logic. A) you don't have to pay for the realtor as a buyer (in most cases) so why not? B) Why would *anyone* ever want to use the same realtor as the seller? It doesn't make any sense! No matter how ethical a person is, it is in their best interest to sell it for as high as they can get it to sell for. If they know the sellers bottom dollar, and your top dollar, guess which side you're likely to be buying on? I strongly suggest getting a realtor for your side. Ask around to find out who is a good agent as well, don't just flip open the phone book and see 'buyers rep' and assume they're going to be any good.

See above. It's always in your best interest to have someone working for you, not for the other party. While the home inspector should be a neutral 3rd party, you can never be 100% sure unless they're working for you that you're getting a decent deal. Case in point, I have a buyer that just found out last week that there is a large chunk of the roof that looked like shredded beef on the inside. The home inspector didn't catch it, the appraiser did. Needless to say, he wasn't too pleased about that little tidbit.
