When I started trying to find foreclosures in my area, I hit a road block. Everybody wanted to charge me to see a list of foreclosures. I also could not find a free foreclosure listing online either. Has anyone been able to locate such a listing?

Foreclosure means the person paying the loan was not able to make the payments, and the bank is taking back the house. In such cases, often the bank does not want to waste time by leaving the house sitting and not making any money, so they will often sell the house for a low price.

Fannie, Freddie and HUD/VA all share listings with the general public.

Since these 4 GSE's seucre most Real Estate-I think you can find something useful on the sites I listed.

You're welcome :lol:

Hope you find something! Remember to look at the listing on your MLS too! The older the listing-the more apt they are to accept less than 80% of market value. Don't let a little upgrade here and there scare you either. You can buy a home using the remodel loan we discussed the other day.

Try going to you local Title Company and ask them for a NOD list (Notice Of Default). I have had a couple of friends that bought homes using that list and they got it 10-20% lower than the market because the owners were a little more desperate to sell. DO NOT try and take advantage as I think that is bad Karma but you could help someone get out of a bad situation and help save their credit a bit. Just a thought!

HUD's site includes what has been siezed by the Fed's too.

Although you may want to find out if any of them were ever a meth lab.


Those places tend to ooze iodine out of the walls......


Those homes when discovered need to be torn down, and all materials-even the dirt, hauld away. The chemicals even get into the footers of the structure!
