Hi everybody!
I am a newbie to mortgage marketing business. In fact my company being an online pharmacy already has quite a large affiliate program with a lot of quality traffic. Now we want to try ourselves in mortgage leads generating business.
So, I need to find a middleman, leads broker, who would be buying our mortgage leads.
Can you assist? Where should I start looking for? |

Actually , I know what you are talking about. You mean A "list broker" I have one . I have hundreds of data cards to choose from. A good list broker is very Hard to come by. A GOOD ONE anyways. The problem with list brokers in case anyone is reading this, Most of them are offering plain jane filters and the list is coming from goleads or info usa. DO NOT BUY FROM THEM, Be framiliar with them and what filyers they have and also know what they dont have. Dont get me wrong. My LO;s practice on those type lists.
Anyways,
Most of the GREAT lead companies have a good List broker. A good list broker will get you better results on any and all marketing you do. Wouldnt you rather have a targeted marketing list on your mailer? I know I do.
Heck I have been looking to hire bi-lingual LO;s just because of the launguage filters that are out there and could EASILY converted.
Also A Good list broker can get you almost anything you want.
At the same time it can get expensive. for a list of 2500, filtered by state, credit score, mtg company, adjustable rate , with equity ,values over 125k , and you want a date range. It will cost me 3k.
I get a good pre-screened data for cheaper but to have a fico score filter on it.... very nice option.
Also the renter lists are great . Not only can you get income range and length of residency, you can get fico scores.
I would NOT start a lead company and spend a bunch of money on lists untill you have really tested the mortgage industry. Its a WAR out here.

The key to generating leads online is a BIG MARKETING BUDGET! If you have a current client base than im sure you will be able to extract leads but how many is the question? Generating new fresh leads online is a struggle unless you are LendingTree or LowerMyBills. These companies have such large budgets that it is almost impossible to compete with them. You might just want to sign up with Aderactive or LendingTree (2 of the largest online lead companies) as an affiliate to send them traffic for leads. The going commision from these companies for a lead is anywhere from $15-40 each. These might be a better solution if you are trying to generate extra rev with your client base.

A big budget, or a smart hard working team. Small companies can make a dent with Internet marketing as long as they focus on keywords that they can rank well for. Granted, each keyword may drive a substantially smaller amount of traffic, but optimizing your site for hundreds of these keywords quickly adds up.
Just me two cents. :D |

We're finding that it's about a blended strategy - I would suggest it doesn't make any sense driving traffic to your site unless your site does a good job in converting that traffic into applications and then your LO's can convert those applications into closed loans....
There was a recent study done by Complete / Forrester that said the big boys (lead aggregators) we're getting a 5% conversion on their traffic...
What are you guys getting for conversion rates (i.e. apps/unique visitors)??? |

If you want to sell your leads to Mortgage Pros, then Email Marketing should work pretty well.
We've been selling our email marketing service to businesses (those who has a product to offer 400K Mortgage Pros or our data of 1 Million Realtors) by email broadcasting their message through our Premium Server with an average of 15% - 22% open rate. |

Ann, what sort of leads are you looking to generate? Are you trying to generate internet leads or telemarketed leads?
If you want to generate telemarketed leads feel free to give me a shout. I can definetly help you out every step of the process. From which dialer to use, to data, to how to hire employees and how to run the call room.
Internet leads are great but nothing beats the quality of having a salesperson actually cold call a homeowner and get them to fill out a mini 10-03 live.
It creates a much more lasting impression on them than just filling out a form online. :D |

Hello everyone
This is my first post so please go gentle on me. I'll try and be careful here as i don't want to get kicked out on my first post. I'm not trying to advertise here i'm just giving some background to my position and my view on internet lead generation. I've been working for a mortgage company in the UK that basically set itself up by generating internet mortgage leads for its own advisors to work. And i have to say that we've been very successful at it.
The leads we've generated have cost us mimmal amounts compared to buying in leads and tend to be of higher quality, plus we are able to target the kind of leads we want at a particular time.
We've also dabbled in selling leads and buying leads. My impression of this business is be very careful who you deal with. Lots of the leads we've bought in have been of poor quality. also we have been ripped off on occasions buy people we've sold to.
i guess what i'm trying to say is that internet lead generation can work but generally you get much better results if you are generating the leads yourself or specifically for yourself by a third party than just buying in leads.
Oh yeah, i suppose i should also say it can be a very expensive game to play if you don't know what your doing. So please don't get your fingers burnt. |
