Many people have came and failed in this business, many people have come and succeeded beyond there wildest dreams. So share with us! :) what did you do when you started to bring clients in?
Me personally, I went for the family and friends, and crossed my fingers for referalls and allthough slow, it was enough to keep me afloat and the referalls slowly came in more and more. My thought was, Everyone needed me.. that was my thing, i went to every homeowner with the attitude that they needed me. Even if they didn't, they did, just not yet.. So i called weekly, i asked there friends, i asked there friends' friends', i acted like I didnt need the business but i would make time if they wanted it. I was and still am a believer in persistance is key, but attitude is everything. I knew not a zip about anything when i started but i wanted to help people and i wanted to help myself.. so thats me.. some people had a more organized aproach, i came with the.. i know people!!! and they know people!! and they all know me! approach ;) what did you come with? how did you do it?

In the spirit of sharing I will bite.

I started in the "bidness" as a repo agent for my father's credit union at Selmer Clark back in the 70's. I took my first loan out in 1975. 6 months later they had a few motorcycles to repo, and dad had to go out and get them.

We had keys....He handed me a set and told me to drive one back to the Selmer plant.

It had no brakes.....

yeaaaaaaaaaaaaaaaaah! a little 100 pound blonde, with no brakes on a "MotoGuzzie" !!!

Dad lived. I got a few early white hairs. I parked the bike......My mother beat the snot of of my dad.....

He was in his 40's. I said I would help...

My Father was in a Factory, and they started the Band Insturment Credit Union on his bench. It was 3X5 cards at the start. Then they went to those old ledger cards and marked every payment made in color's...

It's now a nationwide FCU.

Now, can I tell you all about the mobile home with dead animals I had to repo? I think not.

I am just getting started so I guess this strand applies to me. I most of my time useing title leads, stoping at open houses and visiting real estate offices. Sometimes it works sometimes it doesnt', but it is better than spending 30 bucks on a lead that may not work.

I'm coming up on 2 years in the biz, so I'm still new enough to qualify for the 'what are you doing now?' type scenario.

When I first started I targetted banks. The week after I started, with very little knowledge (Here's a binder of some info on mortgages, and there's some rate sheets. Good luck!) I went out and managed to score two bank relationships that ended up keeping me afloat for my first 6 months. (Actually, better than afloat as far as I was concerned!) I changed companies 2 times after that however which *greatly* set me back, and ended up losing the 2 bank relationships because of in-house changes.

Since I've come to wells (Oct 04) I have taken a new approach. Much like the original poster, I took the approach that everyone knows people, and someone that they know is going to need my services. Maybe not now, but at some point. I have built up a reputation with my customers of integrity, hard work, and punctuality. This has translated well for me into a very solid word-of-mouth advertising. I have never advertised in the paper, billboards, radio, etc. I plan on it, but I have built a focus on a referral network, and it's coming together rather well.

More recently I have started targetting banks again, because there is a great deal that we have to offer the banks in our area. So far it has worked out extremely well, and I have no complaints. I have found that working with realtors out here is like sticking your head in a pool of piranhas, so while I certainly go to their functions and shmooz them when I have a deal with them, I hardly go out and bang on their door (some yes, but most no.)

Oh, and I've never used the telemarketing leads. Just not the direction I personally wanted to go with my business. :)

ya know he's a little green, and his neck does this telescoping thing that kind of freaks most normal applicants out.

I think he needs more than a some "color" card. 8)
