I am giving these loans away to whoever can close them. I am possibly starting a new lead company, but I am NOT ADVERTISING about it! If you look at the web page that i am referring to, it does not advertise either!

I am trying to prove that most loans can be closed if it is given to the right Mortgage Broker with the Right loan program! The only way to do this is to give away the lead, and see if the broker can close it.

Speak with the people who talk to you.

I'm looking at your "leads list" and you show one in Texas. You list the following information:

Property Value
Mortgage Balance
Current LTV
Projected Loan Amount
Projected LTV
Credit Score
Co-Borrower Credit Score
Dwelling Type
Reason Declined
State

Perhaps I'm missing where you put the key ingredient.... What type of transaction are they trying to do?
Is this a purchase?
rate/term refinance? then what is their current rate? what are their refinance goals?
Equity/cash-out refinance? lots of unanswered questions.

To be honest, I think that you are making the point that leads don't close at a high percentage rate not because the lender doesn't have loan programs, but because the reasons I make loans for people lead companies don't gather that info. So it starts out the conversation on a bit of a disadvantage as the consumer thinks they have supplied all the info I need but I've missed out on the important motivational reasons for them seeking to refinance.
