What % of your buisness comes from purchased leads? I am a new broker and considering buying some leads.... would you say that purchased leads count for 20%? 30%? 40%? 0%? 100%? 60%??????/

That all depends on your market. We are looking at a pretty stagnet market where I live. I also live in one of the areas that is about refi'ed out. I personally have changed my focus to business loans-and work with other brokers for the residential end of it-if I need to pull cash out of the house, and the other broker already has some gears turning.

You may try some networking. You have to remember that you can buy all the leads you want, but you have to know who to work the leads. I usedd to buy some-and watched my employees burn through them-then I'd pick up the trash/ashes and actually get somethig done with them. If you haven't taken a class or two on how to work the leads-that maybe a wise investment in yourself.
(every lead is a good lead-or every lead is a bad lead)

I've already mentioned this, but I personally haven't paid for a lead in 2 years that I've been doing this.

Persistence is the key right? :)

If you going to purchase any leads, you need to compare how qualified these leads are. How are the leads obtained, from where, how, etc.

There are alot of lead companies out there that offer leads that are no good. Their just names and address and phone numbers of people who are "just lookiing" and aren't really serious about buying.

However, if the leads are designed to hit a very specific target market, so that you get real motivated leads, and it's put in the right avenue, that's make all the difference. Usually, you can put together your own marketing plan that works alot better if all you do is sit down, focus on what your target market is, and put together specific ads or mailers for that specific market.

And try to work with your existing clientel as well. If you did a good job fo them, they will be willing to refer business your way. Just remind them that your still in the business, and that you are there to help them, their friends, or anyone else that may need your services.

Yes Indeed! She has got that fact right! Bravo Chow!

The skill to take an inquiring mind that may be called by 50 other loan officers in one week and establish that bond of trust so they like only you....and you do this..all over the phone and emailing...is an acquired taught skill....and requires talent! it is not as easy as it sounds!

I seem to have that skill or "gift" in closing Internet leads and I love sharing my knowledge....esp for future net branch managers who want to work "with" me in any State with my company that I own..........

The following should be considered;
1. Can you speak clearly and establish trust on the phone?
2. Can you promise less and do more? Exceed the borrowers expectations?
3. Do you know how to get lead companies to work for you?
4. Do you negotiate a downward departure price point per lead of under $10.00 for fresh.."that day"..leads with your lead provider?
5. Will your lead priovider give you credit for the bogus leads?

If you get the lead system working..and you will see after a short time that 65% or more of your future business will be from the closed lead referrals...

Oh what a country we live in..yeah baby!
