Please start a discussion of how you used the leads.

I have managed salespeople, and I am investing in some training and hiring of sales person's myself. Here is my personal view of leads:

"Every lead, is a good lead"

and then if you don't know how to work them-and how the company works them-that are providing them to you-

Every lead could be a bad lead.

I get a little tired of people who burn out leads-when people buy them for them, or suggest what works for them, and then don't discuss or assist with how to work the leads.

Understand, that not all salespeople are good trainers. Some trainer's aren't very good sales people. (fact of life)

Share why you like them, how you work them and what that company does to support your efforts. Just hopping on here and saying-hey! I'm new here, and go there-they are the neatest thing since sliced bread is about as informative as a vinyl yard side on the side of the road saying " I do mortgages call me!"

Get the drift? :wink:

There are many people roaming in and out of boards looking for information and ideas. I work with several brokers within 50 miles of me for referrals, and give them business. Sharing some honest information with the broker across the street won't hurt you- You will find out what you might be missing too! :D

The service is simple and basic. Your company name and contact info are listed on their sites along with brief info. The borrowers choose what lender will get their application form and I would get it in real time.
What I do, I call asap and email. If I don't get a hold, I will call at least 3 times per lead and email once or twice. On a monthly basis, I close anywhere from 5 to 15%. It works for me.
I came across ZipSearch from a friend who uses their service (Franklin Bank) in North Carolina. As for me, I work for Windsor Capital.

that is a good closing average per lead.

Now, just to keep an old dog who may need a few new tricks- on target....

You told us your market area. In your market area-or those like and same, what are the leading questions?

(mind you-I'm forcing people to look up your area, and do a little research about the area they market at the same time. There are over 6BB mortgage boards out there- I'm just the leader of a band- on 2 of them)

As far as I know- Not one AE, LO or consumer has been burned at the cross, for information.

I am from the L.A. region. Zip is nationwide, so I have been getting leads in Washington, FL, and CA. When I get a lead in my email, all I say is I just recently came across your mortgage request, how can I assist you? Then I can determine how serious they are, when they are looking to purchase or refi. That's it.

You get leads in, from all over the place.


Are you able to loan money from any source- or are you a marketing person?

Answer??? Because this is what I have concluded: I can be corrected.


So far: Allow me paraphrase what I read.

You work for

windsor capitol,

but you can't do all of the leads. You have ton's of real time leads from this company.


If you had this many leads, why wouldn't you go ahead and get approved to do business as a broker in the area's where you seem to be getting leads?

(Are you waiting for PM's or the RESPA cops?)

Yes- I am a little cynical today, I might warn everyone for about 2 more weeks,

If you ride up to me on a whilte horse with a horn out of the middle of it's head, I wouldn't believe that either.

I can lend in various states, I never said anything about lending in just my region. I am just trying to give a helping hand, and no I am not in marketing.

Our sub-prime guys use these as well, with a reasonable amount of success.

I didn't get the impression he was trying to strike a deal or anything Chow, you get the leads that you can use and that's it. I believe there are criteria for what states etc.

I personally prefer the hard work of going out and generating my own leads, so I don't work with these. They stay late and call them late into the evening though.

I don't know how much I'd recommend the leads personally. As I said I've never had any direct use with them, and I know they pay a *lot* of money for them.

You sure? Because I have taken an nose whoopin' for more than a few years over the Trogens and the Domers.

My nose is raw!!!! Then Monday, I have the whole day downtown for the colts modnay nite game...I start at 7am on the circle, and end up after the game starts at 8pm.
