Where are you located? 1st federal bank will do the loan if the house is in california. World savings will most likely do it if you need it somewhere else. They used to only do up to 75%, but they now do up to 80%. Options arms are my specialty. So let me know if you have any questions.

There is an end lender with some pretty wild programs on option arms out there. I used to work for them. You may want try them? Aurora Loan Services also known as Broker's Funding Solutions, and "The Brother's."
(and you all wonder why I refer to "The Brother's" once in a while?
If you don't do many of these, you might want a pass through lender to ease the underwriting. Most of the pass through people have rates just as good or better, and you have less pain in the post closing or final stip areas.
